    We agree on price and terms, fill out a simple one page purchase contract, turn it into a third-party title company for them to do the paperwork, then close on a date of your choosing and the seller receives the funds.
  • Who Are You?
    Jesse Ismert founded Sweet Home, Kansas City in 2022. Born and raised in Kansas City, he has been in the real estate industry since 2016.
  • What are closing costs?
    Closing costs are usually about 2% of the sales price. Typically they are divided up between the seller and the buyer, but it’s negotiable on who pays for what.
  • Who typically sells houses to Sweet Home, Kansas City?
    We typically help people who have a property that needs a minor or major amount of repairs, people who don’t want to sell with a realtor and prefer to sell direct to an end buyer, people that need to close quickly (one week), or various other reasons.

    We run our numbers several different ways to offer the most amount of money we can, but some of the important numbers we look at or what comparable houses are selling for in the area, what houses are renting for in the area, and adjusting them to the subject property’s location, qualities, and condition.
  • What kinds of properties do you buy?
    We purchase just about any residential property: single-family houses, condominiums, townhomes, duplexes, etc.
  • How is a cash home sale different from a traditional home sale?
    A cash sale of a home is different in that it’s sold directly to an end buyer like Sweet Home, Kansas City, and it’s easier because there is less paperwork, no appraisals or inspections, no realtors, etc. A traditional sale of a home typically involves hiring an agent, cleaning up the house to list it for sale, pictures, showings, going under contract, inspections, appraisals, waiting for the house to close, etc.
